Conceptual Home Design 1435 is an updated version of The Runnymeade #1164 with some additional square footage. This charming cottage exterior is wrapped in stone and cedar shakes. Shed dormers, a cupola, and metal accents adorn this exterior. This open floor plan creates a spacious feeling with modest square footage. The cozy great room reaches new heights with a tray ceiling and a fireplace framed in built-ins creates a focal point. The kitchen overlooks the great room and services a breakfast nook to the rear and a dining room with front facing windows. Two additional bedrooms share a bathroom and a study offers another flexible room with full bath nearby. The master suite enjoys a curved wall of windows with rear views. A private doorway leads to the screened porch with skylights, a cathedral ceiling, and fireplace. Back in the master suite, a luxury bath and large walk-in closet indulge the homeowners every need. A well-appointed utility room offers plenty of work space and a sink. The two-car garage, with side-entry, features a storage closet and door to access the outside. Upstairs, a bonus room awaits the homeowners needs.

      So similar to the Foxglove and Runnymeade and others. Nevertheless, a beautiful design. It would look great with a plaza garage entry.

      Is it possible to take dining room and make that a circular stair well to go to a basement so have a walk out basement and put the circular tower on front to make it look a bit more european? I would also make kitchen/breakfast room larger if any left over space after taking out formal dining room for stairwell if possible & have just one dining area.

      Overall love the lay out. I would eliminate garage storage area & extend master w/c. Also rearrange laundry rm if possible for 2nd access from master w/c. I would increase the length of the optional bonus rm dormer & in that space include a bath. I wouldn't build out the 2nd floor bonus space in ANY house unless I included a bath.

      This is perfect for my family. I would just love a front porch. Also, we just want one story so would prefer the laundry room moved onto the stairway space, with access to the master bathroom.

            It’s me again! Lol I’m still thinking about this one. We have some time so I’ve been really studying various Floorplans that I like. Can you tell me the dimensions of the shower in the master, and the master closet? Thank you.

              Hi, Lisa! The master closet is approx. 6-0 x 7-8, but could be extended to take in the garage storage area and that would make it 6-0 x 12-0. The master shower is approx. 3-4 x 4-8. Let us know if you have other questions!

      Very nice layout but all the rooms are too small. Enlarge it to around 3000 sq. ft.. Add a second or bigger master closet and a half bath near the master BR. Add a closet and bath to the bonus room. It is a mistake to not have a bath and closet in the bonus! Finally add a nice front porch with room for about 4 rocking chairs.

      I loved this plan. Since I work from home and love to cook I have a couple of this I would modify. Perhaps worth noting for a final plan. Back guest room with full bath is great. I would move the door to more in the hallway to allow for a bed on the living room wall. Since I do not need a bonus room over the garage I would like to see a larger master bedroom closet that opens into the Laundry area. Remove the garage storage area and the staircase to enable the change. I really love the formal dining room window but would modify the interior of the dining room and existing kitchen to be one large kitchen with island and one wall of appliances. Think more of a chef/baker working in the kitchen who loves large groups hanging out in the kitchen. The light in there would be amazing! I base this comment on a episode of Fixer Upper where Joanne Gaines take a formal dining room and small kitchen and made a stunning entertainment kitchen. This change would most likely result in a longer open living room as well which makes the back area open and flowing. Excellant and beautiful exterior for a smaller home which is extremely hard to find.

          Hello, thank you for the opportunity to comment on your plans. Now a days. I find as I get older I don't want a dinning room it is waisted space. We go to children's homes and more friends come over. So in large kitchen for intertainment. The breakfast nook need to be the dinning space. The now dinning area can be a buttlers pantry, or electronic area. Also, all bedrooms must have a bathroom. The last house I built I accessed the bonus room in a hall by the garage. There it does not interfere with house flow. I stored my Holiday items. Thank you

              I agree with Irene. This plan would be great if it had a larger dining area here eating space is & an office where the current dining room is located to accommodate folks who work from home.

        Yes, since the dining room is SO small, i would also make it part of the kitchen. Where is the mop closet and the closet for a vacuum cleaner and cleaning supplies?

          Thanks for your feedback! There is a small closet next to the pantry (across from the utility room) that could accommodate the vacuum cleaner, etc.
