Conceptual Design 1469 is an updated version of The Wexler house plan 1248. The exterior is simplified and offers Urban Farmhouse appeal with board-and-batten siding and metal roof accents. A front porch creates a cozy welcome to this narrow-footprint home.

The U-shape kitchen features a center island and windows above the sink bring in natural light. The dining room is cozy with a coffered ceiling and columns create separation from the great room which offers a fireplace and built-in storage. The master suite is located just steps away from an over-sized utility room. Built-in shelves below the stairs adds character and thoughtful usage of space. Enjoy outdoor living with a screened porch and patio.

On the second floor, find three bedrooms, each with a walk-in closet, and two full bathrooms, one with a double vanity. A massive bonus room with a walk-in closet provides endless opportunities, from a gym, theater/game room, or a guest suite.

Love this plan but need basement stairs -- can the down bath be changed to a 1/2 bath and use the shower space as an entry to basement stairs?

  Hi Barbara! If this design is chosen for completion, we will offer an optional basement foundation. Our designers would decide at that time the best location for the basement stairs, but they usually try to keep them near other staircases in the home. We too would love a walk in pantry , but the kitchen is quite adequate to house everything. We would also need a bathtub in one bathroom upstairs for kids. Ours under 7 yrs do not shower. Other than that, we love everything about it!
