Conceptual house plan 1491 is an exciting new design with an eye-catching exterior. Sloping gables create an interesting roofline and wooden brackets adorn the columned front porch. The home is wrapped in stone and siding, contrasted by metal roof accents. French doors open to the foyer and another set of French doors leads to a study/bedroom with a walk-in closet and full bathroom. The great room offers a coffered ceiling and a fireplace while a sitting room, with a curved wall of windows, is perfect for private conversations or a cozy reading nook. When the weather is nice, step outside to the covered terrace. The open kitchen enjoys an island with a raised bar and an adjoining walk-in pantry. The dining room is glamorous with a uniquely designed tray ceiling with a coffered ceiling inset. The mud room offers a half-bath and a drop zone for shoes, bags, coats, keys, and anything else that you don't want to clutter your living spaces. A vestibule, with a linen and a storage closet, creates a private entry to the master suite. A step ceiling tops the master bedroom and French doors access the opulent master bathroom with separate vanities, a freestanding bathtub and a spacious walk-in shower. A spacious master closet offers a direct-access pocket door to the utility room, simplifying laundry for the owner. A hall door also accesses the utility room for other household members.

Three bedrooms are upstairs, along with two full bathrooms, and a laundry drop eliminates the need to carry heavy baskets downstairs. The bonus room is spacious with a dormer nook, built-in shelves, and a walk-in closet. The optional rec/media room is perfect for a home theater or game room with a built-in wet bar for serving refreshments and snacks.

      Love the Rec Space and bonus option up!!! Main Floor 10 Foot ceilings are great upstairs 8 foot works. Extending the dining room out to match Master would look more symmetrically balanced. Square up island to be larger little larger, there is no space for upper cabinets in kitchen, remove window in the pantry. I think cabinets on kitchen and maybe add transom above them to get light in. You could L the back kitchen wall to the dining and add additional cabinets or coffee bar if you extend. The sitting space seems odd, maybe square up to patio seems strange to have this next to great room. I would add small walls on each side of fireplace cabinets something we always end up adding on plans as well as canned lights in coffers and above fireplace cabinet. Remove closet in great room that backs up to 1/2 bath and extend size of 1/2 bath and drop zone area. I would design deep soaking tub in master, remove wall between downstairs full bath and sink area and make downstairs bath a shower in for handicap access. I would add optional bath in Bonus up to allow a secondary master for extended family or Nanny. I would center sliding door in Recreation area for symmetry. We would buy and build this plan with those modifications. Thanks

      I love the first floor concept, but can you design it for a senior citizen and nester with one floor. We no longer need 3,000+ square foot and steps kill after 70 years. Perhaps stairs to bonus room with bath for guests would be okay.
