Conceptual house plan 1498 is a family-friendly design with flexible layout options on the second floor.

Conceptual design 1498 offers a mixed-material exterior of siding, cedar shakes, and gables accented with vertical boards. The narrow width and front entry garage make this plan attainable for many lot layouts. A metal accent roof draws attention to the front porch framed with columns.

The home opens to a foyer with adjacent powder room. A mud room can be accessed conveniently from the foyer, as well as the garage and contains a drop zone for coats, bags, and shoes. The two-car garage features a built-in work area. A coffered ceiling tops the great room and two doors open to a rear porch. The gourmet kitchen revolves around an island with prep sink and opens to a dining room flanked by a storage pantry and butlers pantry. The master bedroom is topped with a decorative ceiling and opens to a spectacular bathroom with a freestanding bathtub, walk-in shower, and dual-sink vanity. A pocket door opens to a spacious walk-in closet and a second door provides entry to the utility room which can also be accessed from the mud room.

A stair nook sits at the top of the second floor along with a study/sitting alcove. Two bedrooms and a full bathroom are upstairs and an optional bedroom with private bathroom and walk-in closet meets the needs of the homeowner. An optional bonus room provides a space for recreation, storage, or a future expansion.

      Nice plan! I really like that the kitchen has Windows and ability to add more since two walls are exterior. I would eliminate the garage workroom area, adding this space to the utility room with a door to the outside. Then carve out some space to add a coat closet to the mudroom from the newly added space. Upstairs, I would make one bedroom from the two that are included with an en-suite bathroom with window. Then rearrange the bathroom that is there so it is connected to the bonus room.

      I would put mudroom where work area is, put powder room where mud room was and then add a front hall closet where the powder room was. Otherwise I agree that its a good looking layout for empty nesters.
