  i always prefer a master bedroom where windows face the rear..both for privacy and less street noise. additionally with the bedroom where the bath and closets are now one could do french doors from master to back yard...

  I am looking for a small plan like this with a workspace/hobby joining kitchen; so, I like this layout. I would want sliding doors or even a wall separating this area so it is not visible from living area. I dislike having the kitchen open to living area. Since cooking is rather messy, I do not want to have to choose between eating cold food because I had to clean up kitchen or looking at dirty pots and pans while eating. Most new plans leave the kitchen open to living are so not only do you see the mess but food odors permeate the house.This plan seems to visually separate kitchen from living area. A larger pantry would be nice for storage of groceries as well as larger countertop appliances that are hard to get out of cabinets if you are over 30 yrs old. A large pantry and separate office/hobby are prime considerations for house plan.I prefer a dining area large enough to have a table for 8 people. I do not need or want a bathroom that is as large as my bedroom--too much to clean and a waste of living space for me. I would rather use a few extra feet for living/dining area.Also do not understand why a window is often over the bathtub area. If you do not want to put on a show for neighbors it would have to be covered, so why put it there? Also a window over a bathtub is very awkward to clean. Since I need a window in bath, I would prefer it was over the toilet area. I like your plans but have not found the one to build yet. If you know of one of your plans that fit my quirks, I would love to see it.

    Hi Sarah! My best suggestion would be to find a house plan that has a general layout that you like, and then submit a modification request. Most of our house plans are "open concept" with the kitchen open to the great room. Depending on the layout, we may be able to add walls to create more separation.   Things I like: *the utility has access to outdoors for my doggie which means I can clean her up when she's dirty before access to the rest of the house; *I like the entry into the Master bedroom; I don't like entries that go direct into the bedroom or are visible (say a doorway from the dining or living; don't like those) *I like that no bathrooms are clearly visible from any living space; discreet access from a hallway is my favorite *I really like the library off the kitchen; a nice little area as a laptop/library space; I would not use as a breakfast; I don't like separate breakfast spaces *The kitchen is always a headache for me; I don't like seeing massive refrigerators for one; we made our kitchen into an "L"; one leg is like a butlers pantry/work area behind a wall with the refrig/ cabinets/deep drawers/pantry on one side of aisle(exterior wall)/ and long countertop along the "L" interior wall across the aisle as workspace and holds the microwave and also the toaster oven on it with upper cabinets and deep drawers below; none of this space is visible from the living area. The other part of the "leg" opens to the living and dining; along the "L leg" interior wall is upper cabinet around the cooktop and deep drawers below and double ovens on the wall; stand alone huge island for prep across the aisle and two counter stools on one side of it with built in bookcases on both ends and deep drawers on the work space side. *I like seeing garages set back a little so they are not so prominent; this layout makes that work well *we like our pocket doors to close off hallways and contain noise and I see this working well here *I have always liked your options of bonus room access; I would extend the length of the garage a bit to allow for access to creating an interior stairway between utility and garage, along that wall of the utility/bath/bedroom. Nice looking exterior and floor plan

  Good morning, I like Vernon's suggestion, as well. I appreciate the smaller footprint of this home. My thoughts are to flip the hall bath floor plan to allow for the addition of a doorway into the adjacent bedroom, thus creating a guest suite when needed. I also would expand the great room ever so slightly to allow just enough room to add stairs up to a potential bonus room, alongside the utility room wall. The other idea I had, because I'm a huge fan of ample cabinetry in the kitchen, is to delete the L in the kitchen, move the sink and DW to an expanded island, then expand the kitchen cabinets along the right nook/library wall to the front of the house. I always enjoy your plans!

  I really like the efficiency of this plan! One thing I would suggest would be to allow for more storage space. One way to accomplish this would be to add another full bath off the front secondary bedroom in that little space that’s indented from the bedroom behind it. This would allow the current half bath - using that prime real estate for a larger pantry. Then the space you have as a pantry can become the cleaning closet. This would allow the full hall bath to service guests. Additionally a 3 full bath would be more appealing than just two full baths.

  Nice plan overall. Why not let the roof, ceiling be a cathedral ceiling front to back and take full advantage of the dormers front and back to allow additional light? This can easily done with scissor trusses which would also allow for duct work, etc through them. Do you have an alternative plan for stairs to a basement or bonus room?

    Hi Vernon, thank you for the feedback! Since this is a conceptual design, we do not have any alternatives at this time. However, if this design is chosen and added to our portfolio, we will offer an alternate foundation with a basement. And a bonus room could likely be added as a modification. Also, Design 1518 is a slightly larger version of this plan and it has a bonus room included.
