Conceptual house plan 1507 is an update of The Lochmere plan 773. The exterior is a mix of siding and cedar shakes and a large shed dormer is above the front porch. This design works well on a narrow lot with a front entry garage and a width of 49 feet. The great room in this house plan has a vaulted ceiling and clerestory windows bring in natural light while a rear porch takes living outdoors. The kitchen is open with an island that overlooks the dining room and a large pantry is nearby. The garage enters the home through a mudroom and a drop zone is available for dropping bags, coats, and shoes. The utility room offers built-in cabinetry and a laundry sink. A bedroom/study and full bathroom are available and across the home is the master suite. A vaulted ceiling tops the master bedroom and a pocket door opens to the master bathroom with a freestanding bathtub, walk-in shower, and dual sink vanity. A large walk-in closet has a window to bring-in lots of natural lighting. Upstairs, find two bedrooms with a full bathroom. Plus, a bonus room provides optional square footage for storage or recreation.

UPDATE: On the front elevation, the shed dormer is now a gable dormer. The utility room and mud room have been rearranged and an optional access door has been added in the garage. Upstairs, the bathroom has been rearranged, as well as the closets on the bedroom/bonus room side.

Agree with several of the other posts. Need an optional side entry garage with new elevation. If you did that I could buy and sell to clients that I’m presently working with

I agree with Frank. I love this plan with the exception of the front facing garage. When are conceptual plans available and ready for purchase?

Thank you, Ryan! We do not have a specific schedule for releasing conceptual designs. We gather feedback to determine how popular the plan is before we decide when or if it will be added to our portfolio. We will accept orders for conceptual designs and get them added to our design schedule. If you are interested in learning more about this process, give us a call at 1-800-388-7580.

I love the design and the floor plan with one very important exception: The garage needs to be a side entry or rear-entry. The vision of the front of the house is "all garage". That is just....plain....ugly. Everything else is wonderful.

Thank you, Frank. This design could become a side entry, if preferred. A front entry garage if often necessary for an extremely narrow lot where there isn't space for a driveway to the side.

This is the perfect house. Downstairs master and study, upstairs for guests. I hope I get to build this someday for retirement.

I love all your plans but I wish you would design more plans that have the great room in the front of the house with a rear entry garage to take advantage of lake views from the front of the house. I love two story plans about 1800-2000 square feet with a main floor master and two bedrooms upstairs in which one of the bedrooms also has a great view from the front of the house. Really don't need anymore than 2 1/2 baths. Thanks so much!
