Conceptual house plan 1518 is a sprawling ranch with a modern exterior.

Conceptual design 1518 is an updated version of The Ashleigh house plan 159. The modern exterior is wrapped in board-and-batten while metal roof accents and decorative wooden brackets add farmhouse charm. A shed dormer is flanked by gables above a welcoming front porch.

The foyer entry offers a spacious coat closet for guests and a powder room is nearby. Columns provide distinction to the open dining room and an elaborate tray ceiling with a coffered inlay creates a stunning focal point. The great room is topped with a decorative beam ceiling and double doors continue living outdoors to a screened porch with skylights. Bar seating is available at the kitchen island and a pantry is just around the corner. Adjacent to the kitchen is a morning nook that also functions as a library with built-in bookshelves. The master suite enjoys a cathedral ceiling with decorative beams. Two walk-in closets provide ample space for couples and the master bathroom features a double sink vanity, freestanding bathtub, walk-in shower and a skylight. Two additional bedrooms each have a walk-in closet and share a full bathroom and linen closet. The garage is oriented to the rear of the floor plan and enters the home through a mud room with a bench and drop zone for everyday items. A bonus room above provides additional square footage for a guest suite, recreation room, or storage.

Really like the location of the closets in the MBR as well as the MBR bathroom layout. Also like the location of the garage. Would like a version of this plan without the formal dining room and with the option of a "pocket office". Would like a larger laundry room and an option for a 3 stall or tandem garage. Adding this plan to our potential list of house plans.

This one does not flow I don't like sink placement or the side island My clients seem to like openness to eating areas. I do like Bedroom sizes

Love this plan! It has everything I've been looking for! The open floor plan is perfect! I love the kitchen layout. I love that the sink is at a window and is not on the island. The only thing I would change is access to laundry room through a master closet. That would make this plan perfect for me!

I love so much about this plan. The library/nook is wonderful. I would love to see it with windows all around for lots of light, especially with an east exposure. I’d like to see another bedroom/sitting area behind the master bath, either entry from the family room or connected to the master suite.

I like the overall layout and especially the library nook off the kitchen. Kudos on bigger closets in extra bedrooms. I would rather have a walk-in pantry than a powder room since 2nd bath is accessible to guests-- just my preference for extra storage with open concept kitchen on view to rest of the entertaining spaces.

I live this plan. I live in one of your designs—I do not like the way our garage protrudes out on front, it takes away from the appeal of our front views that are beautiful if the garage did not block people’s ability to see the home. I love the floor plan and the rear garage. Not sure how the morning room/library works but it is intriguing
