Conceptual house plan 1523 is a small two-story design with a rustic exterior and angled garage!

Conceptual Design 1523 is a two-story version of The Oliver home plan 1427. This design mixes vertical and horizontal siding with stone accents. The front porch features tapered columns and a metal roof and shed dormer sit above. A gable and bay window create unparalleled curb appeal on the angled, courtyard entry garage.

This floor plans thoughtful layout maximizes its square footage. The open kitchen with island shares a cathedral ceiling with the great room. Built-in book shelves and a fireplace add functionality to the great room and the screened porch takes living outdoors. A stylish dining area with columns and a tray ceiling is the perfect gathering space for family meals.

The master suite enjoys privacy at the rear of the home and opens to a relaxing porch with skylights. An over-sized walk-in closet, dual-sink vanity, freestanding bathtub, and walk-in shower complete the master suite. A mud room with drop zone, utility room, coat closet, and pantry are available and the garage offers a shop/storage room with outdoor access through double doors. On the opposite side of the floor plan, secondary bedrooms share a full bathroom with dual sink vanity.

      Finally a larger than normal dining room. A useful dining room!! Most dining rooms are made for a dining table and chairs with no room for buffets and sideboards and glassware cabinets. I like a 15x20 dining room, but a 14x18 is acceptable. Anyway you made this dining room in the right direction and included useful closets and wonderful pantry. Very good.

      When will this plan be ready? Agree with other poster, it needs to accommodate a basement with an open style staircase. Also, find a place for a half bath near garage entry, get rid of the shop/storage space perhaps to make room for changes. Love it though, the master bath is perfect, would put shower where bath is, and put linen closet where small shower is. Thanks much!

      Love this plan! Can I please get updated when it becomes available for modifications and purchase? Would love to see dining room added between kitchen and great room. Great room pushed into the space of the rear bedroom and dining space instead be wrap around basement stairs. Love a kitchen window over sink! Great use of master bathroom space.
