Conceptual house plan 1527 is a Ranch design with a modern exterior.

Conceptual Design 1527 is an updated version of The Lucy house plan 1415. This design is the perfect blend of modern and rustic with a mixed exterior of board-and-batten and cedar shakes. Decorative brackets highlight the gables and metal roof accents enhance curb-appeal.

The great room features a coffered ceiling and fireplace and opens to a rear porch. An island is centered in the spacious kitchen and offers a prep-sink. Casual or family meals can be enjoyed in the open dining room. The three-car garage can be accessed through a service door and enters the home through a mud room with a built-in seat and cubbies and a pantry. An adjoining utility room provides abundant counter space and cabinetry. The master suite is topped with a tray ceiling with coffered detail inlay and enjoys direct access to the rear porch. A large walk-in closet and linen closet are available, and the master bathroom is stunning with a dramatic tray ceiling, a freestanding bathtub, separate vanities, and a walk-in shower. A bedroom/study with full bathroom meets the homeowners needs and two additional bedrooms with walk-in closets and a Jack-and-Jill bathroom are to the opposite side of the floor plan. Additional square footage can be found upstairs in the optional bonus room with optional bathroom and closet.

      I really like the character of this house and layout of the floor plan! What are the dimensions of the island (can it seat 4?) and the dimensions of both front and rear porches. Is the rear porch covered? and is there room for a make up vanity next to one of the master bath sinks?

        Kitchen island: 7' x 3'8"

        Front porch: 28' x 5' (depth does not include the extended sections)

        Rear porch: 33' x 8' (Yes, the rear porch is covered)

        There is a little over 2' beside of the master vanity on the left.

      I like the simplicity of this floor plan, but wish it would be only 3 bedrooms (eliminate the study) and have the master suite of the Lucy, (slightly larger 15 x 15 so that a king bed and 2 dressers would fit), also increasing the master bathroom so that the shower would be larger. Most couples would like a larger shower.

      Love this plan. I would skip the shower in the study bathroom, and make it a slightly larger half bath. Would love to see a screened in porch, then this plan would be perfect for me.

      I have seen this versions of this plan and it keeps getting better and better. I would move the living room french doors all the way right(switch with window ), this will allow for maximum seating and I believe better foot traffic flow. Pocket doors are great for closets, including water closets, but I do not like for the main bathroom doors. They never seem to lock well. I can't wait to see the next designs!

        Hi Katherine! Currently the master closet is 6'8" x 10'0". This is a conceptual design, so dimensions could change if this design is selected for completion.

      I honestly like the Lucy or Nelson plans so much better. Those are smaller in size and seems more functional. The dining area is closer to the kitchen and the master’s has a separate closet. If i want something the size of this conceptual house plan, I’d rather go for the drake or the thurman, I guess to each his own
