House Plan 1528 | Modern Rustic

Conceptual house plan 1528 is a modern one-story design with rustic farmhouse details.

Conceptual Design 1528 is an updated version of The Ferris house plan 1405. The exterior is a mix of board-and-batten and horizontal siding. Decorative wooden brackets adorn the gables and a shed dormer sits in between. The front porch features columns with wooden details and a metal accent roof.

Double doors open into the foyer and an adjoining vestibule offers a coat closet, storage, and a powder room. An arched entry leads to the great room with a coffered ceiling and fireplace. A rear porch with skylights can be accessed from the great room as well as the master suite and a screened porch is also available with skylights and a fireplace. The kitchen is spacious and features an island and opens to the dining room. The garage entry is separated by a barn door and includes a large pantry and a built-in bench with cubbies for dropping shoes, bags, and coats. The utility room is just steps away and offers abundant built-in cabinetry, a laundry sink, and access to a side porch. A hallway leads to the private master suite with a vaulted ceiling and large rear-facing windows. The master bathroom is luxurious with a double sink vanity, walk-in shower, and a freestanding bathtub. A pocket door opens to a spacious walk-in closet. Two additional bedrooms are available and share a bathroom with a dual sink vanity and a linen closet. An optional bonus room above the garage is perfect for a future expansion and includes plans for an optional bathroom and closet.

      Love this plan. Would love to have the garage expanded toward the front of the house to include a workbench and extra storage space for something small like a ride on lawnmower.

      What I like about this plan is that the secondary bedrooms are off a private hallway. This keeps people accessing the bathroom from the bedrooms from being seen by those in the main living areas. That is an issue with many plans these days. This allows guests to have a feeling of privacy.

      I absolutely love this house plan! I love the kitchen layout with the huge island and I especially like that it is facing the back side of the house. Normally I like the guest bathroom near the mudroom area, but I really don’t mind it tucked away at the front of the house like it is. It is still guest friendly. I would definitely make the master closet bigger which would be very easy to do. Overall it is a great plan! Good job!

      I think this plan is wonderful. It hits a lot of my "must haves". The kitchen layout is really good. I love having a work island with no appliances and looking out the window at the sink. However, I don't see any accomodation for double ovens or in kitchen pantry cabinet. It would be nice if it were a little larger. I would like to see the Master Closet about twice the size it is. Houses never seem to have enough closet space. Make sure there is ample room for two on the double vanity in Master Bath. Nice to have a linen closet in that bathroom. Access to Utility from Master would be nice but not a deal breaker for me. I don't think the 1/2 bath near front door is necessary I would rather have a small desk area or nook. Will you be putting out updates on an availability date?

        Hi, Jesse. Since this is a conceptual design, we do not have exact measurements at this point. The standard ceiling heights (excluding special ceiling treatments) in our plans is 9', so typically the plate height would be 9' 1.5". Let us know if you have other questions.

      Nice plan but living room needs to bee 20x20 is there any way to widen center section of house, / foyer , living and middle back porch / four feet without messing up roof design or elevation ?

      Love this plan! Only thing I would change is remove the powder bath at the front of the house. It makes the porch a weird shape and isn’t needed when the other bathroom is so close by. And make the fireplace in the corner by the front of the house. Otherwise perfect!

Since this is a conceptual design, we haven't looked at potential locations for the basement stairs, but typically we put them near the bonus stairs when possible.       Love the 1528 plan but i need it reduced to 1750 sf or so. i would eliminate the front bathroom and shrink bedrooms to 11 x 12 and the rest of rooms except master.....
