House Plan 1530 | Family Farmhouse

Conceptual house plan 1530 is a modern Farmhouse with a family-friendly floor plan.

Conceptual Design 1530 is an updated version of The Blarney house plan 1424. This modern farmhouse blends vertical and horizontal siding and decorative wooden brackets highlight the gables. An expansive front porch with an archway creates stunning curb-appeal.

The foyer entry is instantly impressive with a curved staircase. A coffered ceiling tops the great room and double doors open to a rear porch. An island is at the heart of the kitchen and a breakfast room and dining room are to either side. A spacious pantry provides abundant storage. Flexible space on the first-floor functions as an office, den, or library and a powder room is adjoining. The three-car garage opens to a mud room with a built-in bench and cubbies and the utility room is just steps away with a laundry sink. The master suite completes the main level and features a tray ceiling, dual walk-in closets, and a luxury bathroom with a double sink vanity, walk-in shower, and a freestanding bathtub.

Upstairs, three bedrooms each have a walk-in closet and one has a private bathroom while a shared bathroom is available to the other rooms. A sliding barn door opens to a media/rec room and a bonus room provides optional square footage.

I like the Blarney plan, except for the columns and second island. I like the kitchen, great room, dining of this plan much better. Is it possible to modify the Blarney so that those areas would be the same as this plan?

This is an excellent floor plan! I love all the window along the back of home, especially the upper level bonus room. Been looking for something like this for two different lots (one has view of mountains and golf course and our other lot is lakefront). When will this plan be finalized? I personally like separate vanities in the master bedroom so I'm not sure if there's room for that in a modification. Thanks!

Great plan. Need to move washer and dryer so that they can be accessed by a "cheater" door from the master closet. I like one large market closet better than his and hers. Washer and dryer is too far from bedrooms where it is. The area where the washer dryer is now wpuld become big mudroom with lockers and storage and possibly mud sink. Could also but a stackable washer dryer upstairs for kids bedrooms. Would like back covered porch to be a little bigger too. Great farmhouse look.

I love this style plan and noticed there are many variations. This is a great update but would love to see one suite up stairs and the other two rooms share a jack and Jill bath. Is there any plan like that.

Hello, Nice plan here are my suggestions. Starting with the master bath and closet. I don't like walking though a closet area to get to a bathroom. Need to be reconfigured. I so t mind a combined closet but would like my toilet closer to the master bedroom for those in the night bathroom trips! Next I think two stairs is too much. Remove the stairs by the garage make larger mud room and laundry for busy families. Also, mix the closet at the end of the pantry for more pantry space and make the storage by the stairs the coat closet. That's my thoughts for a family plan like this!
