Conceptual Design 1536 is an updated version of The Austin house plan 1409. Multiple gables are adorned with decorative rustic brackets. A shed dormer sits at the center of the hip roof while board-and-batten and a metal accent roof provide contrast to the stone and cedar shake exterior. Columns showcase the double door entry.

The foyer entry features built-in display shelves and an adjoining study/library offers built-in shelves. This room can also function as a bedroom with a closet and private bathroom. A coffered ceiling tops the great room and the fireplace is flanked by built-in shelves. Double doors open to a rear porch with skylights and a patio extends outdoor living. The screened porch can be enjoyed year-round with a fireplace. The kitchen offers seating for casual meals with a bar top island and the spacious dining room is nearby for family gatherings. Just steps away, the walk-in pantry is a chef's dream.

A multi-functional utility room provides ample cabinetry and counter-space, along with a laundry sink and linen closet. A mud hall entry leads from the garage to a built-in seat with cubbies, a coat closet, and a powder room.

Two bedrooms share a Jack-and-Jill bathroom, and each have a walk-in closet. The master suite is pure luxury with a spacious bedroom with dramatic tray ceiling and dual walk-in closets. The master bathroom features a freestanding bathtub, walk-in shower, and a dual sink vanity.

Upstairs, an optional bonus room and full bathroom provide space for a guest suite, media space, or a rental bedroom.

      Flip or mirror the pantry and 1/2 bath Pantry door to the front of the house and 1/2 bath door to the rear of the house. Groceries coming from garage direct path to pantry Bath to rear vestibule could also double as a "pool" bath.

      I love this plan. I will definitely include this in my short list for when we are ready to build. The only thing I would change is to move the linen closet in the master bath from the side to the center/in between the double sink, then add a section for a dog bath in the utility room, and also add an outdoor kitchen to the screen porch (like in the drake plan).
