Conceptual Design 1539 is a simplified and smaller version of The Oxley house plan 1465. A mix of board-and-batten and horizontal siding wrap the exterior. A shed dormer highlights the roof while shutters accent the windows. This design is perfect for a narrow lot with a front entry garage and a width of 45'.

A storage closet and powder room are just inside the foyer. The great room features a cathedral ceiling and a fireplace while the kitchen centers around an island and a pantry is nearby. The great room and dining room open to a rear porch with skylights and a clerestory window brings in natural light. A mud room is convenient to the garage entry with a built-in bench seat and storage and the utility room is adjoining. A luxurious master suite completes the first floor with a pampering master bathroom and a massive walk-in closet.

Upstairs, two bedrooms and a full bathroom are joined by an optional bonus room.

      I would like to see a front elevation making the upstairs bathroom dormer extend over master closet and eliminate the small attic peak. Something rarely done: I like the stove in the kitchen island so that guests can watch me cook, not do dishes. Plus I like the dishwasher next to the sink and near the cupboards so I don’t have to travel to empty the dishwasher.

      Could the former in the living room be wider and put the fireplace on the outside wall, centered in the dormer? Windows on either side. Can the master bath fit a tub?
