Conceptual Design 1540 is a simplified and smaller version of The Hedlund house plan 1458. This two-story house plan features a siding and cedar shake exterior complemented by board and batten and a metal accent roof. Shutters adorn the windows and tapered columns highlight the front porch. A front entry garage and narrow width make this home plan ideal for a narrow lot.

The open floor plan enjoys a great room with coffered ceiling and fireplace, a kitchen with an island and a nearby pantry, and a dining room with a tray ceiling and rear porch access. The luxurious master suite is on the first floor along with a bedroom/study. The garage enters the home through a mud room and a linen closet and spacious utility room are only steps away.

Two bedrooms are upstairs and share a full bathroom. Built-in shelves line the hallway and a balcony overlooks the foyer below. An optional bonus room and bathroom provide additional square footage for a guest suite or media room.
