Conceptual Design 1556 is a compact house plan with a simple exterior. Board-and-batten and shutters highlight the gables and enhance curb-appeal. This narrow design offers a front-entry garage and a front porch welcomes guests.

This floor plan features two master bedrooms, each with a walk-in closet and a full bathroom with a walk-in shower and dual-sink vanity. The great room is topped with a coffered ceiling and opens to a rear porch with skylights. The island kitchen is spacious, and a pantry is only steps away. A tray ceiling provides distinction to the roomy dining area.

Storage in the garage is ideal for a work shop or a space for storing lawn equipment. The garage entry opens into a mud room with a coat closet, linen closet, a bench seat with storage, and an adjoining utility room while a powder room is nearby.

Love the plan. I've been looking for a small retirement plan and have had trouble finding something smaller with everything you'd want downstairs. I agree about the loft. Something that could be used as a sleeping loft maybe? Also for me personally, I'd like a larger master bath with a tub and larger closet. Maybe use the storage space and extend the garage to include a golf cart door?

This is a prefect small home (granny cottage). I would make the back bedroom and bath a bit larger. The bath could be large enough for a large handicapped shower. An option loft would be great, for office space.

Good size and something that I think might work in our market. The exterior fits into our mountain, wooded setting. I might remove the coffered ceiling as they are not typical. An optional 3rd bedroom/office/flex room would be nice. Kitchen, dining area and great room looks good and is desired by our clients. john
