Conceptual Design 1562 is a small home plan that can be used as an income producing property. The exterior is simple, with a board-and-batten façade and metal roofing over the front porch. The floor plan is open with a dual sided fireplace separating the living room and bedroom. A pantry is available near the kitchen and a skylight brings natural light to the bathroom. A large deck is perfect for grilling or relaxing and features built-in bench seating.

      The double-sided fireplace is a waste of space considering the minuscule closet is the bedroom. I’d make the fireplace face the living room only (provides privacy as another commenter mentioned) and use that space for the largest possible closet/storage space. At least a small screened porch would be a great addition.

      I would remove the window thats in the shower! Remove the skylight, had a builder tell me once they always leak, always. Perhaps extend the side deck to have a private covered veranda off the side of the bedroom. I see putting accordian doors in place of windows and watching the snow fall while having a cup of coffee in bed enjoying the fireplace. But i guess any good builder could make those changes, all in all, i like this little plan.

      Hi Guys, Im working on a small cabin myself Your very close to what I came up with - here is what I came up with 1. Move the kit down to the wall 2. The entry is where you have the fridge 3. this gives room for pantry, closet, WD and turn area 4. I put a tub in the bath area, and 5. Had room left over for a walk in closet in the Bedroom 6. Both the bedroom and the living are vaulted in my plan, making it feel a bit larger - I hope that helps - - TK

      Very cute. I would like a door that folds back against fireplace wall ( magnetic ?) to close off bedroom when privacy is wanted. I like the kitchen of plan 1560, that basically switches stove and sink. Small under cabinet windows could be added if more light is needed. All in all super cute!

      I really like this granny flat! I like how there are raised ceilings in both the living/kitchen, and the bedroom spaces which brings the perception of additional space within the minimal footprint. I also like how you do not have to go through the bedroom to access the bathroom which is often the case in granny flats. Additionally, I really like how the only division between the living areas and bedroom is the fireplace, which allows too for the perception of greater space (as compared to if it was closed off) and yet hides the bed from guests. The only change I would personally make is to have one sink in the bathroom and not have the toilet in its separate space (but rather beside the sink) which would allow for larger closet in the bedroom, which I think is required. Well done.

      Thank you for for re-posting this and C.P. #1560. I have been trying to find them again for a friend's consideration. The possibilities for them are endless, from weekend get-away to housing for homeless folks. Your Garage plans with apartments on 2nd floor are a great idea too.

      I like this. I too also think the bedroom needs to be larger and add a bit more storage. This would be great for a granny cottage. My parents are moving with me but we are looking for a house plan that is small enough for a backyard cottage but big enough for my parents. I would give the option of a garage with ample storage in place of the porch.
