Conceptual Design 1570 is an updated version of The Riverpointe house plan 1247. This narrow design has a welcoming façade with cedar shakes and stone complemented by a metal accent roof and tapered columns.

Just inside the foyer, double doors open to a bedroom/study and display shelves are located on each side of the doors. The great room is topped with a dramatic tray ceiling and exits to a rear porch. An island and pantry enhance the kitchen and a spacious dining room is adjoining.

The master suite is on the first floor with a decorative ceiling. Two walk-in closets and a luxurious master bathroom pamper the homeowner and a door provides access to the utility room from the master bathroom. A mud room is available just inside the garage entry and is also convenient to the foyer entry.

Upstairs, a bedroom and bathroom are joined by an optional bonus room.

      I really like this update! Plans with the kitchen/ dining and great rooms in a back corner offer great views and natural light on two sides. Perfect for homes with a view. I'd like to see this as a side entry garage with mixes of siding. My thoughts are that the huge gable on the front is overpowering the width of this home. Perhaps break it up into 2 gables on that right side? I LOVE the front porch though! Do not change that!! I'd also like to see the master bedroom expanded to align with the walk-in on the right side. A soaking tub would round out this plan! I could be ok with one walk in closet to accommodate this change. I really like the mud room and utility connecting to the master bath. That makes it super functional for outdoorsy people that want to launder and shower straight away. I'd purchase this plan with these changes. I've been looking for a very long time. Thank you!

      The Storage cutout from the Garage makes the Utility, Mudroom Master Bath choppy. Make the utility and master bath the same as the RiverPointe with a closet entrance form the utility, adding a soaker tub option.
