Conceptual Design 1605 is an updated and larger version of The Loretta house plan 1579. This modern farmhouse features board-and-batten siding and decorative elements include metal roof accents, shutters, and gable brackets. Arches over the front porch create an elegant entry.

The foyer offers a coat closet and is open to a spacious dining room defined by columns and a tray ceiling. A cathedral ceiling tops the great room and island kitchen. Nearby, find a pantry and powder room. Storage can be found in the two-car garage and a mud room with built-in cubbies and a closet provides a space to drop coats, bags, and shoes. The adjoining utility room offers cabinets and a laundry sink.

The master suite is private with access to the rear porch, a walk-in closet, and a thoughtful bathroom with a dual-sink vanity, walk-in shower, and a linen closet. An office/bedroom with a vaulted ceiling and private bathroom provides space to work from home or for an additional bedroom. Across the floor plan, find two bedrooms with walk-in closets and a full bathroom. An optional bonus room and bathroom are upstairs.

      With bedrooms 3 & 4 having to share, why not put the full bath room where the two closets are, but convert one half of the hall full bath to closet for room 3 and convert the other half to a powder room. Change the current powder room to a closet for room 4. When you already have to share with one other person, especially a sibling, you dn't want to share with everyone else and your parents do not want anyone else walking in there by mistake. If you used it as a jack and jill, it would be better for those living in the home.

      Is there a way to make this a 4 bedroom with a study, similar to the bedroom setup in the roseburg? I love how the kitchen is in the back of the house.
