Conceptual Plan 1651 is an updated and smaller version of The Sawyer house plan 1422. Vertical and horizontal siding mix with metal roof accents for an eye-catching front façade. Decorative trusses adorn the gables, and a front porch offers country charm.

The foyer is flanked by an office/bedroom with a walk-in closet and a formal dining room with a tray ceiling. A fireplace with built-in shelves on either side and a vaulted ceiling highlight the great room while a sprawling rear porch invites outdoor enjoyment. The kitchen centers around and island and a breakfast nook and pantry are nearby.

A relaxing retreat, the master suite enjoys a vaulted ceiling and direct access to the rear porch. The master bathroom is efficient with a double vanity, walk-in shower, freestanding bathtub, and an adjoining walk-in closet. Across the floor plan, an additional bedroom and full bathroom meet the needs of the homeowner.

Find multiple storage options in the two-car garage and a mudroom entry with a drop zone for coats, bags, and shoes. Just steps away, the utility room provides built-in cabinets and a laundry sink.

I really like this layout , Love when you walk in the front door you see all the way to the back view ! Love the master is a little seperate , I have to have a front porch! Love that there is a back one too ! Because if we build we will be starting over with landscaping and not have any larger trees for shade ! We are considering downsizing from a larger farmhouse and this fits all of our needs and wants ! I love having the laundryroom and a place to hang up coats and the pantry all near the garage where you would be bringing in groceries ! The only thing I would prefer is a small coat closet at the front door ? In saying that , I would be using the office/ bedroom as a sewing/ hobby/ grandkids toy room so I could put a cabinet or perhaps some hooks in the foyer to accommodate our company's coats !? Also , for us we have a huge familyroom now , so having the fireplace perhaps sunken in to the wall more to make the room seem larger maybe an option ! ? I have studied alot of your houseplans and this one really would work for us with the size and layout! Keep up the great work !
