Conceptual Plan 1661 is an updated version of The Thora house plan 1561 and The Chaucer house plan 1379. This sprawling ranch design features a board-and-batten façade enhanced with stone and metal roof accents. The front porch wraps around the front rooms for an impressive entryway.

Continuing inside, the great room features a coffered ceiling, a fireplace flanked by built-in bookshelves, and a trio of double doors that open to a spacious rear porch. Not to be outdone, the gourmet kitchen boasts a large island with a tray ceiling overhead and an adjoining butler's pantry and walk-in storage pantry. Just steps away, the dining room gains distinction from columns and an elegant tray ceiling.

Double doors open to the opulent master suite with a decorative ceiling treatment and a dressing room with built-in drawers and cabinets. The master bathroom is a spa-quality retreat with a dual vanity, freestanding bathtub, walk-in shower, and an attached walk-in closet. A flexible office/bedroom, with a walk-in closet and a full private bathroom, is available to meet the needs of the homeowner.

Across the floor plan, find two additional bedrooms with walk-in closets and a shared bathroom with a double vanity. The garage is located at the rear and enters the home through a mudroom with a coat closet and built-in storage. A powder room is nearby, and the utility room is down the hall with ample cabinetry and a laundry sink. Upstairs, an optional bonus room awaits expansion.

      Overall this house plan is quite pleasing especially the dining, great room and kitchen areas. Love that the kitchen sink at the back of the house with a window and view. This allows the island to have greater functionality and more aesthetically pleasing without a sink taking up space. I have studied a lot of your floor plans and appreciate the opportunity to pass on thoughts and ideas. Below are some options for consideration to create harmony and personal privacy. When walking into the master suite the first thing you should see is the bed. Increase the bedroom size to line up with the end of the current back porch thereby allowing the windows to be moved from the end of the room, where the bed could now be positioned, to the right side of the room. Keeping the windows on the right side of the bedroom provides more privacy, allows light to flood the room, and with a door access to the patio. Lengthen the master suite to line up with the back porch and extend the room width to 18 feet allowing a king bed and larger nightstands. In order to create more privacy consider flipping the master bathtub and walk-in closet areas so the tub is not on the street front with a window. Flipping these areas will create balance on the front left façade mimicking the area on the right. With the shower moved to the back of the house high placed windows can be added to allow light and privacy. The completely tiled shower area has a built in seat under the high placed windows. The shower can be access on the right and left sides of the tub. The shower heads are on the wall separating the tub and shower. The shared wall deals with several items. It simplifies the plumbing access for the tub and shower, creates a flat walk/roll in shower with no glass to try to keep streak free, and a allows for a couple of niches on the showerhead wall to accommodate soaps and shampoos etc. When you walk into the master bath on the right you see the freestanding tub and the side tiled entrances to the shower. What you will not see are the shower heads and niches holding bath products. With this configuration you walk through the double doors to the master bath and see the double vanities instead of the water closet. Move the water closet to the left of the double door entry and next to the new location of the walk in closet. The walk in closet and water closet will share a wall. The door to the water closet is placed in the original on the right side close to the end so when you walk by it you don’t see the toilet unless you actually walk in. Increase regular bedroom size to 16 x 14 so rooms do not look so small and cramped. Extend the roof line on the left of the garage by 10 feet creating covered patio seating for outdoor dining space. A walk out basement would be a great. These changes would create a floor plan I could use for a home. Thank you for your time.

      For me the layout is great. Should i have this one built i would need larger spaces. The bedrooms would need to be bigger, the master bedroom bath and closet would need to be enlarged. Inplace of an up stairs bonus i would request a partial basement, one that can be used as a theatre room with a bathroom. In general its a really good plan.
