Home Plan 1443 is a small Cottage design with a stone and cedar shake exterior. Sloping roof lines and an arched portico bring an abundance of charm and character to this home plan. The foyer is inviting with an art niche and sidelight windows to bring in natural light. A coat closet offers convenient storage. The angled kitchen features a front facing window and nearby pantry, and overlooks the open concept great room and dining room. A fireplace and built-in shelves complement the living areas and french doors lead to a rear porch with skylights, as well as a patio. The master suite enjoys private access to the rear screened porch. A large walk-in closet provides plenty of space for couples and the master bathroom offers dual vanities and a luxurious bathtub with art niches on either side. Two additional bedrooms each have walk-in closets and share a full bathroom with dual sinks and a linen closet. The spacious utility room offers counter space for projects and folding laundry and the garage features two bays and a side-door entry.

      I like that this plan has walk in closets even with the smaller total sf. The layout makes the most of the overall space. How tall would the foyer, great room and dining room ceilings be? This plan also allows for easy modification to extend the footprint. The exterior is very nice. I woukd like to see more plans with this kind of cottage facade. You don't see many smaller plans with a garage that has the separation between the garage doors, which always looks better than one large door.

        Thank you, Chris! The cathedral ceiling over the great room and dining room is estimated at 17'0". The foyer ceiling height is roughly 14'4". Since this is a conceptual design, the calculations are not exact. If you are interested in ordering this plan, we can get it moved up on our completion schedule.       Best design yet. Especially exterior design. Very intriguing. However, 13 x 15 for a MBR is too small. Kick out the MBR wall four feet to the left. Leave the WIC alone. Put a small street facing window on the MBR. It will add density to that side of the house when looking from the street. Extend the garage three feet to give you room to make the laundry big enough for two dryers and one washer, with a long folding station, dirty hamper, a full sink, and cabinets for storage. Its the trend here in Ohio. Its a winner for women at Homearama. Trust me. Please do not put me on a mailing list. I get too much email now.

      Extend the garage forward several feet and have a plaza entry. Side the house with (painted) brick or stucco and suddenly it's a very sophisticated looking house.

      This looks like a charming, romantic cottage. I love that the kitchen has a windowed sink. What I do find so frustrating in most designs is that either a closet is placed to the front taking up a beautiful window looking out, or a bath as is in this plan. A beautiful big window facing front should, in my humble opinion, be for either a den or the Master Bedroom. I also believe that the bedrooms should be no less than 12 X 12. The exterior is charming!

      Add another foot to the garage and bedrooms so they are 12x12, without a doubt do a side load garage, change placement of oven to wall to the left save need for downdraft or island hood venting. Do those things you'll have a buyer for this plan in me.

      I love the plan with the exception of the stove placement. It would be soooo easy to have something flammable or fragile accidentally knocked onto it....

      This is my definitely my dream home. I would like a jacuzzi in the master bathroom. Also a shower with a seat installed. Then in the kitchen I would move the stove and create an island at the end with seating. In the foyer or nearby a coat closet. In the back, I would put a stone grill area. Also, I would make the two bedrooms 12' x 12'. Plus the garage would be 24' x 24'. The cottage would be called Love's Cottage or some other type of romatic name. I believe it would be a home with perfect contentment. The outside would be beautiful done in stone. A metal roof would look great on the house.
