Conceptual Design 1463 is an updated version of The Hampton house plan 390. The exterior is a mix of stone, cedar shakes and siding. An angled courtyard garage creates instant curb-appeal. A spacious foyer is perfect for greeting guests and a closet is nearby for coats. The great room is open and welcoming with a fireplace and built-in shelves. French doors step out to a rear porch. The kitchen is thoughtfully arranged with a island and flows into the dining room that features a stunning tray ceiling. A walk-in pantry and powder room are just steps away. The master suite is over-sized, includes a dramatic tray ceiling and has large windows to enjoy the view. The master bathroom offers double vanities, a soaking bathtub and a walk-in shower and a spacious closet is connected. The bedroom/study is perfect for guests or an office and features a full bathroom with shower. Two additional bedrooms each have walk-in closets and share a unique bathroom with a Jack-and-Jill style vanity and a private bath/toilet room. The garage contains multiple storage closets to keep yard equipment and tools organized. Just inside, a drop zone and mud-hall offer a space to remove shoes, hang coats, drop-off bags and have a designated place for keys so they never get lost! First floor updates: Based on your feedback, we have made some changes to the first floor layout. Starting on the right, we have widened the space to add a double sink in the bathroom. We have added skylights to the rear porch, which can be screened if preferred. We've added skylights to the utility room and mud room. The powder room and pantry are rearranged and we've added an access door to the rear patio. We've also added two skylights in the master bathroom.

      We are planning a house on the ocean, so always looking for plans with the most rooms exposed to the back, along with ample porches. I really like this design. Any chance of a breezeway between garage and house? Also, master sitting area in that last little jog to the right?

      Love the plan. I agree with orhers on swapping the pantry with powder room. I wound then take the storage closet into the new pantry location to make it larger. I personally would like a little larger kitchen, which would increase sq footage a little. I desire to have a 5x8 osland with minimum 4.5 feet betwen island and wall cabinets. We have large family gatherings! Love the size of bedrooms, but not fond of the jack and jill layout as others have stated as well. Just my opinions!

      I really love this plan! I had my heart set on 2 story, but after much discussion on our forever home, we are going 1 story. We would need to add a 4th bed room off the porch, symmetrical with the dinning room and keep the study. I would also like to see a walkout basement. I agree to add double sinks in Jack and Jill bathroom and keep to the interior of the house. I have other minor tweaks I would make as well. Can you tell me if the great room ceiling is flat, vaulted or slopped with beams? I'm not sure what the vertical lines on the ceiling indicate. Thank you! Katie

        Hi Katie, the great room is showing a vaulted ceiling and the double lines are indicating beams. You could easily change this to a flat or coffered ceiling, if you prefer.

      Nice plan - I would modify three areas: 1. Switch the pantry and powder room as others have suggested but I would expand the powder room to add a shower and an outside covered porch access to accommodate backyard entertainment and pool access and potential master bedroom walkout 2. Would reconfigure/expand the Jack n' Jill bath to have private sinks and walk-in closets for each bedroom accessing a shared private tub/toilet 3. Add a bathroom and walk-in closet to upstairs bonus room area

      I love this plan. I agree with Amy about switching the pantry and bathroom so as to have the ability to have a much larger pantry. Also would like to see it as a walkout.

      This has a beautiful exterior elevation. We have a long lot and are looking for one floor living with a media room either over garage or in a basement. Love this open plan except we would like to have all of the bedrooms on the same end (grandkids someday?) and the laundry room by the bedrooms. We are required to have 1800 sq feet above ground. A screened in porch would be nice

      This floor is very close to what we would like as empty nesters and semi-retirees. One of your best plans so far! Here are my comments: - needs stair option to an unfinished basement with walk-out possibility (very popular in Colorado where we live) - my laundry room must have a window as I spend a lot of time in there. Possibly move laundry to pantry area and extend it a little, then move the current pantry to the corner of the kitchen and extend the back of pantry a bit into the current laundry area. I agree with some comments about the angled design, not my preference but perhaps you do that to save space on a lot and to open sight lines? - would be nice to have a small tech area because my husband uses the study to work from home, so I need my own space. A tech area would work well to solve this problem. A good example of this is the Richmond Homes “Daniel” floorplan and how they incorporate a tech area off the kitchen. Also great for kids doing homework. Everyone that sees it, loves it. - have option for 3 car garage behind the current garage to store snowblower, lawnmower, trash cans, motorcycle, workbench, etc. or make the garage deeper; garages in Colorado always need to be deep enough for a pickup truck and it would help for resale. P.S. it’s helpful that you let us share our ideas, thanks! Also, I would love to see some one story, simple European farmhouse plans with side gables, such as in the Provence area of France (like on the periodstylehomes.com site). Those types of plans are extremely difficult, if not impossible to find.

      For Jack and Jill bath bring all internal to rooms and put closets on outside. It will be much nicer to take a shower or bath in a warm bathroom than one you will never be able to keep warm, especially when it is zero or below.

      Excellent design. I like the pantry, the additional storage and large utility. A utility should be just that. I would use its counter space for charging batteries (Lawn tools, blowers etc..) as well, out of the heat. Looks like a long walk from the garage into the kitchen and rest of the house. Long walk to the utility, as well, with a basket load of cloths. the back parch may be a little dark without skylights.

      I agree with Cheryl, switch the powder bath and pantry. Then I would open up the pantry to the laundry room and make it a large family prep/pantry organizational room that would act as the laundry, pantry, and craft area! Room for a centered work table or even additional appliances if the owner desired. Great plan!!

      We have been trying to find the perfect Don Gardner plan for over 3 years. (Including purchasing several review sets of blueprints) I believe this is the best one I have seen! I LOVE this plan! Nearly perfect. The only things I would add are: 1. Large screened back porch with fireplace 2. His/Hers master closets 3. Walkout basement Nice work!

      I love the general ideas of this plan! I agree with Kara on the size of the Jack and Jill bathroom. And, I would much prefer these ideas in a non-angled design somehow. Very interesting and great layout overall.

      Would be a dream if the kitchen was bigger. The kitchen is the heart of the home. Study area would be wasted for me. As a mother, I would rather have my kitchen be more functional.
