Conceptual design 1490 is a transitional home plan with traditional comforts. Symmetrical gables meet a mixed siding of board-and-batten, vertical siding, painted brick veneer, and a stone foundation surround. The front porch is welcoming for guests while the garage is located at the rear. Enjoy a wider space to access the garage with a courtyard entry. A decorative coffered ceiling tops the great room and creates a cozy gathering space with a built-in fireplace. Sliding doors open to a rear porch and a secondary rear porch offers a fireplace for enjoying cool nights outdoors. The over-sized kitchen grants separate work stations for a truly gourmet experience and a massive walk-in pantry meets every storage need. A dramatic ceiling treatment highlights the dining room while columns define the space in this open floor plan. The master bedroom is artfully designed with a step ceiling and coffer inlay. The master bathroom features a freestanding bathtub and separate walk-in shower. Dual vanities provide individual space for couples and the walk-in closet is spacious enough for two wardrobes. A built-in dresser keeps the space organized and streamlined. The bedroom/study offers a walk-in closet and access to a full bathroom and the hall entry utilizes space under the stairs for a bookshelf. The garage provides additional storage and just inside is the utility room plus a mud room with a drop zone for bags, coats, and shoes.

Two equally sized bedrooms are upstairs with matching walk-in closets. A full bathroom is across the hall with a double sink vanity. A rec room provides an ideal space for games and movies while a hallway leads to a dormer alcove which offers a quiet space to read or study. A bonus room with the option for a full bathroom presents a guest or rental suite or a possible future expansion.

      I have searched so many house plans trying to find one with a garage that does not face the street (my husband's request) and a gallery. Unfortunately, I need a 16" driveway on the garage side of the house and our lot is only 90' wide (10' setback required on opposite side. I love this plan but wouldn't have enough room to make the turn into the garage. I wonder if placing the garage at an angle would work? Also, a friend's entrance would be great!

      I really like this plan. I have been studying all these conceptual plans! What I most like is separate sinks and closets in master bath, hallway between great room and foyer! wonderful size great room for 2 sofas, 2 chairs, 2 ottomans, large coffee table! The ceiling details are wonderful!! The only thing I don't like is the laundry room is too far from the master bedroom. We would need a study so the option of 3 beds upstairs for grown children to visit a couple times / year is good too.

      I really like this plan, especially with the rear garage. I think I would trade places with the study and dining and maybe add a butlers pantry/walk in pantry combo, and add a friends entry to the mud room. I've been trying to draw my own plans and this is very similar to mine. I also added a sun room behind the great room, as another private nook. Love it though!

      I like the idea of this plan but I would need to move the garage to the front of the house - courtyard style coming in where the bathroom is by the stairs. Put a screened porch where the laundry is so it's not blocking the sink view and vault the great room (nothing above). 3 bedrooms upstairs is a neccessity. I have found so many great layouts that don't have an upstairs. Keeping the main floor square footage number low is crucial for us because we need a basement.

      I love looking at your work, I have been following your designs for many years. I would switch the master bath sinks to go in the opposite direction. They would face linen closet and water closet. This would allow homeowners to stand side by side (with entrance to water closet between them), instead of back to back. I personally love a dedicated guest 1/2 bath, not sure where. Thank you for letting us follow your work. Tricia

      I was questioning entry from the back of the home but then I would place this house so guests entering the front would have off street parking to the left side. The bonus bedroom could be reserved for the hellraiser in the family or the one with the drum set. I like the plan.

      I have a few questions like why is there no outdoor access from the mudroom or the laundry room. The direction the garage faces could easliy be changed correct. And I question the placement of the stairs. If they were turned around that would mean less tracking through the kitchen to get upstairs.
