Conceptual house plan 1513 is a modern one-story design with an efficient and thoughtful floor plan.

Conceptual design 1513 is an updated version of The Tanglewood Plan 757 and The Miranda Plan 1420. The exterior features a mix of vertical and horizontal siding. Columns frame the front porch entry and a metal accent roof enhances curb appeal. Varying roof lines and stone elements complete the façade.

The foyer welcomes an open floor plan with columns and decorative ceiling treatments providing distinction. A coat closet is available along with an additional closet for storage. The kitchen enjoys and island with prep sink and overlooks the great room and single dining room. The cozy great room features a coffered ceiling and fireplace and double doors grant entry to the spacious rear porch. The garage offers a storage bay as well as a closet and opens into the utility room with a pantry just around the corner. A cathedral ceiling tops the master bedroom and a hallway leading to the bathroom is flanked by two walk-in closets. The master bath offers a freestanding bathtub, dual sink vanity, and a walk-in shower. Two spacious bedrooms share a bathroom with a dual sink vanity and a large linen closet. A bonus room above the garage provides additional square footage for recreation, storage, or a future expansion.

      The smaller sq is great for just my husband and I. I like the side entry garage. A big question.. Why are most floor plans drawn up with the master behind the garage? I prefer to find a plan with only the master suite opposite the garage.

As a starting point, take a look at The Delaney house plan 502. The floor plan is very similar to Conceptual Design 1513 except the master and the secondary bedrooms are flipped. If you like The Delaney, but want to give it the look of Design 1513 with some of the modern updates, just submit a modification request.

      I love the floor plan and general elevation. I would also like to see the shower in the master bathroom extended into the area where the storage closet in the garage is. And a choice of Farmhouse or Bungalow/Craftsman elevations would be ideal.

      I love this design. Those of us who are close to retirement are interested in smaller designs. We still want the features and design of the Donald Gardner home.
