House Plan 1549 | One-Story Craftsman

Conceptual house plan 1549 is a one-story design with a split-bedroom layout.

Conceptual Design 1549 has a rustic exterior with cedar shakes that complement siding. The gables are adorned with decorative wooden brackets and shutters frame the windows. Natural columns accentuate the front porch and glass highlights the front door. This design is an update of The Schuyler house plan 766.

Upon entry, the floor plan is open and welcoming. Columns frame a spacious dining room and a cathedral ceiling runs through the great room and island kitchen. A fireplace and built-in bookshelves are available, and a pantry is nearby. For outdoor living, double doors open to a large rear deck. The garage entry offers a bench with built-in storage and the utility room is accessed through a barn-style door.

The master suite is expansive with its cathedral ceiling and generous rear window. Double doors provide private access to the rear deck and a barn-style door leads to dual walk-in closets. The master bathroom is luxurious with a spa-quality walk-in shower and a double-sink vanity. Across the floor plan, find two additional bedrooms with a shared bathroom and linen closet in between.

While I like many Don Gardner plans, I do not understand why anyone would want the master on the garage side of their home. To me, the proper placement is on the quieter side, opposite the kitchen, mud room, and garage. Once again, another cute DG rendering...which begs the question...why do so many of his cute renderings turn into mediocre builds? Are the renderings out of scale to the actual footprints? Are the builds done cheaply and with fewer details than the renderings? I've only seen a couple of builds that do the renderings justice and that's a huge disappointment! To me, at least! Now, for some constructive criticism...while I like the open concept of kitchen/dining/family rooms, a.k.a. "great rooms", I prefer some separation at the ceiling. I do not like the look of continuous flat ceilings punctuated by can lights! It doesn't take much...a small drop (beam), supported by columns at each room division goes a long way to defining a space and making each space cozier...even in huge, vaulted, cavernous rooms! While I see that you have done that between the great room and the foyer/dining area, you made the kitchen a part of the great room with no division at all, and that is a problem for me. While I can see what you were going for with this plan, a smaller, more affordable, but cute cottage, I feel as though it was meant more for empty nesters than families and with that in mind, those two tiny bedrooms don't work. The square footage would be better spent on a den/guest room and a larger laundry/hobby/project room. That's what this empty nester is looking for! Thanks for listening to my rant ( I could go on and on and on)...it's fun to re-design your plans!!!

I would LOVE something very similar to this but with a U shaped stair to basement, a bonus room and a breakfast/dining area between the kitchen and the great room. I know that would increase the size, but do you have anything similar to what I am describing? I have looked and looked and can’t find anything like it.

Like this plan, especially the master suite. The location of the laundry near the Master is good. Not sure how convenient the dining room would be for everyday use. Also really love the front porch.

Love it some of us divorced parents would like a nice house without looking like everyone else’s I’ve been looking for something around 1600 ft.² and this might just be a winner. I would say it definitely needs a screen porch with outdoor kitchen on the rear and definitely do away with a little bump out in the kitchen. The biggest thing I see is it needs to be a side loading garage with a entry door on the side where the storage room is.

A nice economical size house. Has a good basic floor plan. Without the option of a bonus room or basement plan, it lacks potential for any expansion or extra storage. In the southeast, a screened/covered porch is a preferred option
