Conceptual Design 1569 is an updated version of one of our small home plans, The Blakely Plan 839. The exterior is instantly appealing with a mix of board-and-batten and cedar shakes. A metal accent roof and shutters complement this one-story design with a front entry garage.

A study/bedroom is just inside the foyer entry. The dining room is open with a tray ceiling and a column offering distinction from the kitchen and great room. The kitchen has and island and a window over the sink for rear views. A fireplace and cathedral ceiling highlight the great room and a rear door leads to a pleasant porch. The utility room and pantry are just inside the garage entry for convenience.

Skylights and a cathedral ceiling top the master bedroom and a walk-in closet and opulent bathroom pamper the homeowner. Two additional bedrooms are to the opposite side of the floor plan and share a full bathroom with a double-sink vanity and a linen closet. Multiple closets are strategically placed throughout the home for easy storage and organization.

      Would love to see the "main" portion with a hip roof. I love the combination of gable and hip roof.

      Love the design! I have a few suggestions: 1. Is it possible to create a drop zone at the back entry plus a closet for coats? Make this separate from the utility room with washer and dryer. It could be done by planning for a stacked washer and dryer and adding a few feet to the back entrance. 2. The foyer is a bit small and needs a coat closet there for guests. We like a foyer that has room for a small chest and lamps--more welcoming. 3. One of the problems with an open plan living space is the lack of solid walls. I'd lose those odd closets in the living room to make that room have a solid space. 4. The master bedroom could be a bit bigger and have a larger closet. Less bathroom space and more storage. This would be an ideal home for Empty Nesters with occasional visiting family.

      Would it be possible to have this layout with about 1800 square feet? Love this. Wish the rooms were just a little larger.

      Would it be possible to have a bonus room over the garage? Also what are the 2 small closets off of the great room?

        Hi, Betsy! Yes, a bonus room can be added above the garage. One of the closets would be for coats/hanging items and the other could have shelves for storage.

      For a small house this has a nice flow with little square footage wasted on hallways. I would prefer a jack & jill bathroom between the bedrooms on the right side of the house.
