Conceptual Plan 1657 is an updated version of The Gemma house plan 1587. This modern farmhouse features a board-and-batten façade with a welcoming front porch. The two-car garage is located at the rear of the home. A gable bracket and decorative porch railing enhance curb appeal.

Double doors open to a foyer while a tray ceiling and columns define the dining room. A cathedral ceiling tops the great room and island kitchen. The fireplace creates a focal point for this open floor plan and a rear porch expands living outdoors.

The master suite enjoys a tray ceiling and a master bathroom with a dual vanity and a walk-in shower. Couples will appreciate the large walk-in closet with built-in cabinetry. Two additional bedrooms share a bathroom and linen closet on the opposite side of the floor plan. A mudroom entry provides a coat closet and the adjoining utility room features a laundry sink and side porch access.

      I prefer designs with hidden garages. Some neighborhoods (like mine) are requiring that the garage not be the prominent feature of the front. Also like that the master bedroom is in the back. - extend rear porch to far right side & add door to master bedroom. - the tiny porch near the garage will likely never be used, and seems to waste both porch and utility room space. My parents have a similar door in the utility room next to the W/D and during laundry times it intersected greatly. - kitchen could use more counter space. - is there a way to add a powder room, either off the foyer or in the back near the porch? - is there a way to make the two secondary bedrooms en-suite? Thank you. I enjoy your designs and am looking forward to selecting one for our next home.
